Beyond the walls: radon, water & septic testing
Some of the biggest risks in a home never show up in a visual inspection. These three tests — available together or on their own — are the ones that matter most for Central New York homes, especially older and rural properties.
Radon testing
Radon is an invisible, odorless radioactive gas that rises out of the soil — and the EPA lists it among the leading causes of lung cancer. Parts of New York sit in elevated-radon zones, and the only way to know your level is to test. We set a monitor and give you a clear reading so you can decide on mitigation before you move in.
Water testing
If the home runs on a private well, no one is testing that water but you. We check for the things that matter most — bacteria like coliform and E. coli, nitrates, and other common contaminants — so you know exactly what is coming out of the tap.
Septic dye testing
Homes off the sewer grid rely on a septic system, and a failing one is one of the most expensive surprises a buyer can hit. A dye test sends water and tracer dye through the system to confirm it is accepting flow and not surfacing or backing up — a low-cost check before a big commitment.

How long does a home inspection take?
Most take two to three hours, depending on the size and age of the home and which tests are included. We never rush it.
Should I be there for the inspection?
Yes — we encourage it. Walking the home with your inspector is the best way to understand the findings and ask questions in the moment.
Does a standard inspection include radon, water, or septic testing?
A standard inspection is a visual review; radon, water, and septic dye testing are separate add-ons you can bundle in. We recommend the ones that make sense for the property.
When should I schedule it?
As soon as you are under contract, so it fits inside your inspection contingency window. Earlier is always better than finding a problem after closing.
What happens if the inspection finds problems?
It is not pass/fail. You get an honest, documented report you can use to negotiate repairs or price, plan maintenance, or simply walk in with your eyes open.
